“Not available” means the source has no figure for that selection. Small listing pools and changes in apartment mix can produce large swings.
For apartment owners
What I’d check
before pricing.
A neighborhood median gives us a starting point. I’d compare your apartment with nearby homes of a similar size and condition, then look at what renters are asking about in our conversations.
The layout, light and lease timing matter. So does the response to the listing once it goes live.

Periods and comparisons
This Q3 2026 edition uses September 2026, the final month of the quarter. The quarter-end comparison is with June 2026. The yearly comparison is with September 2025. These are monthly medians, not a median calculated across three months. Monthly inventory counts are not added together.
Asking rent, inventory and rent cuts
StreetEasy’s median asking rent describes advertised listings, not signed lease prices. Inventory counts listings available at any time during the month; it is not a count of vacancies on the last day. Rent-cut share is the proportion of active rental listings with a price reduction. A removed listing does not by itself confirm a rental.
Neighborhood boundaries and bedroom groups follow StreetEasy. “3+ bedrooms” includes larger apartments. Missing observations stay missing. Rent changes compare the same geography and bedroom category, but the apartments themselves may differ. This is not a repeat-unit rent index.
Days on market
Corcoran’s September 2026 report provides the separate Brooklyn average. It covers reported apartments listed for more than one day before being marked leased. Reporting is incomplete and may include furnished or short-term rentals. It does not measure how long an apartment sat vacant. No neighborhood-level rental days-on-market figure is available in the datasets used here.
